Pre-purchase surveys
RICS Level 2 / HomeBuyer Report
By far the most popular residential pre-purchase report. This is suitable for properties that are made from more common materials, are not significantly altered or are relatively new.
The focus is on assessing the general condition of the main elements of a property. This intermediate level of service includes an extensive visual inspection of the accessible parts building, its services and grounds without opening up or moving furniture.
This service is our most basic inspection.
RICS Level 3 / Building Survey
Suitable for older and more complex properties the Level 3 report is more in depth and provides greater guidance on any issues found within the property. Our focus to to help you understand the property as we find it and how best to deal with or live with the issues we find.
There is no one-size fits all solution with older and more complex buildings so please feel free to get in contact to discuss your needs.
We can offer the RICS report but for Building Surveys will encourage the RPSA/Skyline Building Survey product which allows us to provide information in a way it is easier to digest.
Defect Report
One of the more stressful times when buying a house is when the valuation report from the lender highlights a problem and you’re left trying to organise a Chartered Building Surveyors report or a Chartered Building Engineers Report to get your mortgage over the line. We fulfil the requirement of Chartered Building Surveyor (MRICS) and Chartered Building Engineer (C.Build E MCABE)

In addition to a range of pre-purchase surveys and advice we offer the following:
Drone Inspections - Checking a roof or a hard to reach part of a property has become much easier to do. We use our drone every week whether it be on survey or on a dedicated inspection or photoshoot.
Party wall - Not bread and butter for us but we have the experience to advise on party wall issues.
Defects - If you have a problem with your home you would like independent advice on we’re more than happy to review the situation for you.
Lease plans - Sometimes required where clarification is needed or a flying freehold has been identified.
